Zero Downpayment Loans
You can buy a lovely home, in a great neighborhood, for zero or a very low
down payment, no matter what your income level or credit situation. Don’t let
the lack of a down payment keep you from buying a home.
- 106% Loan to Value to $650,000 -
This program allows you to finance 100% of the sales price plus allows you to
finance your closing costs which are generally close to 3%-6% in most areas.
- 100% Loans to $4 Million - These
loans will finance the full sales price. Closing costs cannot be financed
however most programs allow the seller to pay your closing costs.
- 100% Loans with Damaged Credit -
We call this our "Deal Saver" program. If you have less than perfect credit we
can still finance your loan up to $1.125 Million. These loans will focus more
on your job strength and previous mortgage or rent verification. Your credit
score has a lot to do with what kind of interest rate you will receive. These
loans are to get you into the property and then you will look to refinance
after your credit improves. We can do this on an investment properties as well
up to 4 units
- 100% "Stated" Income Loans - These
loans are for the people that are self employed who write off most of their
income, earn a significant portion of their income in tips or are 1099
employees. Typically these loans can go up to $1.125 Million.
- 97% 3% Silent Second - For those
of you that are buying under $322,700 This loan is a little stricter than the
above loans.
